Healthy Homes Deadline Approaching – 1 July 2025

The last Healthy Homes legislation stage comes into effect from 1 July 2025, so what does it mean for landlords?

Healthy Homes legislation with a staged approach was introduced in 2019 with the aim to ensure rental properties had minimum standards in place for heating, insulation, ventilation, draught stopping, and moisture/drainage.

The last stage comes into effect this July, so what does it mean for landlords?

Until 1 July 2025

Properties must be made compliant within a certain timeframe depending on when a tenancy starts/the type of tenancy, or the property is already compliant. For example,

  • Tenancies started or renewed between 28 August 2022 and 2 March 2025 must comply with the Healthy Homes standards within 120 days.
  • Tenancies started or renewed on or after 3 March 2025, must comply with the Healthy Home standards by the deadline of 1 July 2025.

From 1 July 2025

ALL private rental properties must be compliant with healthy homes legislation. Tenancy Agreements must include a signed statement detailing the levels of compliance or exemptions to the standards.

Non-compliance after 1 July 2025 could mean landlords are liable for a fine of up to $7,200.

 

It is the landlord’s responsibility to ensure the property meets the Healthy Homes standards and maintain them over time. If a landlord has a property manager, then the property manager is likely to work with the landlord to ensure the property and any documentation is compliant.
