Check out some emergency contacts for Bodies corporate or Residents’ Associations to assist with reinstatement works and tips on what to do if there is any property water damage.

With the festive season upon us, it’s timely to remind you that although our office will be closing between Christmas and the 10th January 2025, we will have staff available during that time to assist our Body Corporate/Residents’ Association/Cross Lease clients. These contact details are currently outlined in your manager’s email footer.

If the worst should happen in terms of a weather-related disaster you may need to know some emergency contacts, please note that we also have a list of preapproved insurance service providers that you could use.

In the event of any water damage I would advise that you should:

  • Turn off the power at the mains, and have an electrician check the power supply before turning it back on.
  • When it’s safe to do so, use a pen to record water/flood levels by marking the maximum height of the floodwater in every room.
  • If you need to move plant/equipment outside to help with the clean-up, make sure it’s protected from further damage until the assessors have had a chance to assess it.
  • Clean up as much as you can to prevent further damage, and until the insurers have had a chance to assess your claim, only throw away spoiled food or consumables perished in the flood. All other items should be stored onsite so the assessor can inspect these.
  • If you can, make a note of every perishable or produce item unfit for human consumption you throw away and take photos of it beforehand.
  • When it’s safe, check your property thoroughly for any damage, record the damage, and take photos to help support your insurance claim.
  • If you have broken windows, board them up with plywood or cardboard, if you can, to help prevent further weather damage. This will help keep them intact until they can be secured properly by a qualified repairer.
  • For urgent roof repairs, call a roofer or builder to avoid further damage to your building. Don’t attempt to fix things yourself if it’s not safe to do so.
  • If repairs can’t wait, take photos, get a detailed quote to make sure you’re paying a fair amount, and keep your receipts if you need to make a claim too.
  • Remember to keep any relevant receipts.
