A Word from Howard – Building a Better Platform
On Tuesday 1 August we completed our July end of month financial processing in about 25 minutes. Our systems, programmes and procedures allowed this to happen. apm Director Howard Morley outlines how we could not run apm today on the systems/procedures we had five years ago and the importance of careful data storage, accurate financial reports, and keeping up with technology to help reduce risk and improve outcomes for property investors and owners.

Property Repairs – Who is Responsible?
If you own a rental property, it’s important to know what property repairs/damage you are responsible for throughout a tenancy. Residential Property Management General Manager Celia Burbery outlines a few key areas such as fair wear and tear, and tenant damage in order to highlight that property damage responsibility is not always straightforward.
Committee Member Code of Conduct
Did you know that Body Corporate Committee Members now need to adhere to a Code of Conduct? This Code of Conduct was introduced earlier this year with other changes to the Unit Titles Amendment Act 2022. So, what’s included in the Code of Conduct? Steven Garland, Body Corporate/Residents’ Association General Manager outlines the five conduct requirements and how Committees can ensure that they comply.
Importance of Due Diligence when Tenanting Commercial Properties
Completing due diligence on prospective new commercial tenants is a critical step for landlords and property managers, but what sorts of things are checked when vetting prospective commercial tenants? James Bangerter, Commercial General Manager, discusses key areas of financial stability, business reputation, zoning regulations and credit checks when it comes to tenanting a commercial property.

Amy Ang, Senior Property Manager
Q 1. How long have you been working in the property management industry?
I’ve been working in the industry since 2010.
Q 2. How did you first get started as a Property Manager – what drew you to the role?
What drew me to the role of a Property Manager is that the job is not boring. You deal with all sorts of problems and challenges every day and meet people from all walks of life.
Q 3. What is a top tip you would give to an Owner of a rental property?
A top tip I would suggest to owners is doing maintenance promptly to look after your investment property as well as your tenants.
Q 4. We know you like going for walks so what has been your favourite Walking trail in NZ?
The Routeburn Track in South Island for the varied spectacular views of the mountain ranges, valleys, river, waterfall, forest….
Q 5. Are you a coffee or tea drinker? And what’s your favourite way to have it?
Coffee – Flatwhite
Q 6. What would your perfect day look like?
A nice, sunny, breezy day walking along the track of any of the Great Walks of NZ.
Q 7. What are you watching/reading at the moment?
Watching Good Bad Mother (Korean series) on Netflix.
